The new 2024 Ontario Building Code (OBC) will come into effect on January 1, 2025 and replace the current 2012 OBC.
Building permit applications received between January 1 and March 31, 2025 will be reviewed for compliance based on the requirements of the 2024 OBC unless the Authority Having Jurisdiction has previously granted an applicant permission to continue using the 2012 OBC. Permission may be granted where the applicant has demonstrated to the AHJ prior to January 1, 2025 that the construction drawings are substantially complete.
Permit applications made after March 31, 2025 will be subject to 2024 OBC compliance.
The process to demonstrate substantial drawing completion prior to January 1, 2025 is subject to AHJ determination and may vary between municipalities. Prospective applicants who are designing their buildings to the 2012 OBC should contact the appropriate AHJ to confirm their 2012 OBC grandfathering procedures.
